Buyers

Decide to buy a home

Buying a home usually represents your single biggest investment which can be an exciting and yet stressful experience. Before you buy, make sure it’s the right time for you and your family both financially and emotionally.

Meet with Heather Emerson Jeremy

Today’s real estate market can offer more opportunities, yet can be filled with more risks than ever before. Let’s get together to discuss about your comfort zone. Ex: dream home characteristics, neighborhoods, schools, and deal breakers.

Get Pre-Approved

Work with a lender to get pre-approved for a loan to determine how much of a house you can afford. It’s better to know, rather than wonder. The pre-approval process involves meeting (virtually or in-person) with a lender and authorizing them to examine your financial situation and credit history.

Search Online and Off

The key to a successful home search process is to know what to look for. Which means knowing the difference between “must-haves” and “like-to-haves.” Here are a few statistics:

  • 92% of buyers use internet or mobile to search for homes
  • A typical buyer searches for 12 weeks and views 12 homes

97% of buyers view real estate agents as important in the home search process.
A home may seem ideal online, but can be very different in terms of layout, design, and workmanship when viewed in person. Viewing homes with a realtor often provides greater in-depth analysis.

Submit an Offer

You found your dream home! Now is the time to approach this process as a businessperson with a cool head and a realistic perspective of the market. As your realtor, I will work with you to put together an offer, discuss the negotiation process and review all documents.

Contract to Closing

There will be an inspection and appraisal completed on the home. If there are any issues (either undisclosed or known), then renegotiation will occur with the seller. You’ll need to secure your financing through your lender in order to close the deal.

Closing Day and Beyond

You’ll meet with a lawyer to verify and sign all the paperwork required to complete the transaction. You will receive the property title, documentation copies, and your new keys. Feel free to reach out for further advice or recommendations on your home. Congratulations on being a new home owner!
